This is an exciting opportunity to lead one of the Gold Coast’s largest student accommodation communities in a senior, hands-on operational leadership role.

Our client operates a substantial student accommodation facility located at Griffith University on the Gold Coast, supporting a residential community of approximately 900 beds. The village provides more than accommodation alone, delivering a safe, connected, well-managed living environment for students throughout their university experience.

The Village Manager will take ownership of the day-to-day operation of the facility, leading the onsite team while maintaining strong standards across resident experience, commercial performance, safety, compliance, facilities, and stakeholder engagement.

KEY RESPONSIBILITIES

• Lead the day-to-day operations of a large student accommodation village comprising approximately 900 beds

• Manage, motivate, and develop the onsite team to deliver consistently high standards of service and operational performance

• Create a safe, inclusive, and engaging residential community for students

• Maintain strong visibility across the village and respond effectively to resident, operational, and stakeholder matters

• Drive occupancy, resident satisfaction, retention, and overall village performance

• Oversee budgets, expenditure, cost control, reporting, and commercial outcomes

• Manage resident enquiries, complaints, incidents, and escalations professionally and efficiently

• Ensure accommodation, common areas, facilities, and village presentation are maintained to a consistently high standard

• Work closely with maintenance, facilities, security, contractors, and service providers

• Build strong relationships with Griffith University, internal stakeholders, residents, families, and community partners

• Oversee leasing, arrivals, departures, room allocations, and key operational periods across the academic calendar

• Ensure compliance with relevant legislation, policies, safety requirements, and organisational procedures

• Support emergency management, after-hours escalation, and critical incident response when required

• Lead team recruitment, rostering, training, performance management, and ongoing development

• Contribute to resident engagement initiatives, community events, wellbeing programs, and village activities

• Prepare operational reports and provide clear updates to senior management and key stakeholders

ABOUT YOU

• Previous experience in student accommodation, hotels, resorts, residential property, build-to-rent, hospitality, or large-scale community operations

• Proven experience managing a large, complex, and customer-focused operation

• Strong leadership skills with the ability to motivate, develop, and hold teams accountable

• Experience managing high-volume accommodation or residential environments highly regarded

• Strong commercial awareness across budgets, occupancy, cost control, and operational performance

• Confident managing resident concerns, complaints, incidents, and sensitive situations

• Excellent stakeholder management and relationship-building skills

• Strong understanding of safety, compliance, risk management, and operational procedures

• Experience overseeing facilities, contractors, maintenance, security, and service providers

• Highly organised with the ability to manage competing priorities in a fast-paced environment

• Strong written communication, reporting, and administrative skills

• Professional, approachable, resilient, and solutions-focused

• Comfortable being visible across the village and leading from the front

• Available to support after-hours escalations and critical incidents when required

• Passionate about creating a safe, inclusive, and positive experience for residents
