This is a serious building management appointment inside one of the Gold Coast’s most recognisable luxury mixed-use residential, hotel, and commercial developments. Strong Surfers Paradise location, premium asset profile, established body corporate environment, and a five-star standard that requires genuine operational discipline.
Our client is looking for a Building Manager who can lead from the front, maintain high property standards, manage contractors and maintenance teams, and ensure the building continues to operate with structure, compliance, and commercial control.
This role is built for a property and facilities leader who knows how to balance presentation, maintenance, body corporate obligations, contractor management, cost control, and owner expectations without losing sight of the resident, guest, and stakeholder experience.
KEY RESPONSIBILITIES
Oversee daily building operations across maintenance, presentation, compliance, contractor management, and service delivery
Manage contractor appointments, inductions, supervision, performance, and workplace health and safety requirements
Ensure all building management and caretaking obligations are fulfilled in accordance with body corporate agreements, caretaking deeds, and operational authority documents
Maintain the building, gardens, grounds, common residential areas, plant, machinery, services, and shared facilities to a high standard
Establish and maintain contractor registers, hazardous item registers, maintenance logs, asset registers, improvement registers, complaints records, and correspondence records
Lead, train, delegate, and manage the maintenance team in conjunction with housekeeping, hotel operations, and body corporate requirements
Build strong relationships with owners, residents, contractors, suppliers, body corporate stakeholders, and internal management
Attend body corporate meetings, provide manager’s reports, follow up action items, and ensure accurate public record keeping
Conduct regular property walks and inspections, prepare reports, record outcomes, and ensure maintenance issues are addressed promptly
Code and approve invoices, monitor departmental costs, manage budgets, and support accurate operating forecasts and feasibility reporting
ABOUT YOU
Proven experience as a Building Manager, Facilities Manager, Caretaking Manager, or senior property operations leader
Strong understanding of body corporate environments, caretaking agreements, operational authority documents, and compliance obligations
Confident managing contractors, maintenance teams, suppliers, service providers, and internal stakeholders
Strong building presentation standards with a genuine eye for detail across common areas, grounds, gardens, services, and facilities
Experience maintaining registers, records, reports, maintenance logs, asset documentation, and compliance records
Commercially aware with the ability to manage budgets, approve invoices, monitor costs, and negotiate effectively with suppliers
Confident handling owner complaints, stakeholder concerns, operational risks, and urgent maintenance matters
Hands-on capability to complete minor repairs and maintenance where required
Strong understanding of workplace health and safety, fire and evacuation procedures, risk management, and safe work practices
Professional, organised, calm under pressure, and committed to maintaining the integrity of a five-star resort environment
